HDB grants in 2026: how much you can get for a BTO or resale flat

Most first-time HDB buyers can get tens of thousands of dollars in CPF housing grants, but which grants apply depends on whether you buy a new or resale flat, your household income and where your parents live. This guide explains the three main grants in plain English, using HDB's own figures.

Figures checked against HDB, CPF Board and MND on 26 Oct 2026

The short answer

  • Buying a new (BTO) flat: only the Enhanced CPF Housing Grant (EHG) applies, up to $120,000 for first-timer families.
  • Buying a resale flat: you can combine the CPF Housing Grant, the EHG and the Proximity Housing Grant, up to $230,000 for families.
  • Income matters: the EHG stops above $9,000 a month (families) and the CPF Housing Grant above $16,000. The Proximity Housing Grant has no income ceiling.
  • Your exact amount comes from your HDB Flat Eligibility (HFE) letter, which you apply for on the HDB Flat Portal before you buy.

Enhanced CPF Housing Grant (EHG)

The EHG is for first-timer households buying a new or resale flat. Families can get up to $120,000 and singles up to $60,000. A couple made up of one first-timer and one second-timer may get the EHG (Singles) of up to $60,000.

To qualify

  • Average gross monthly household income over the past 12 months of $9,000 or less (families) or $4,500 or less (singles). For a first-timer and second-timer couple, half the household income must not exceed $4,500.
  • You (or a core family member) have worked continuously for at least 12 months and are working when you apply for the HFE letter.
  • For a resale flat, you must first qualify for the CPF Housing Grant (below).

Watch out: remaining lease

To get the full EHG, the flat's remaining lease must cover the youngest buyer to age 95. If it does not, the grant is pro-rated. This matters for older resale flats.

CPF Housing Grant for resale flats

This grant is only for resale flats. Families can get up to $80,000 for a 2- to 4-room flat, or $50,000 for a 5-room or bigger flat. Singles can get up to $40,000, or $25,000 for a 5-room flat.

The household income ceiling is $16,000 a month for families and $8,000 for singles.

Proximity Housing Grant (PHG)

The PHG helps families live with or near their parents or children. It is only for resale flats.

  • Living together: up to $30,000 for families, $15,000 for singles. Your parents or child must be listed in the application and live in the flat throughout the minimum occupation period.
  • Living within 4 km: up to $20,000 for families, $10,000 for singles. They must live in an HDB flat or private home within 4 km.
  • HDB states that the income ceiling for CPF housing grants does not apply to the PHG.

Worked examples

These households are made up for illustration. They show which grants apply, using HDB's maximum amounts. Because the EHG depends on your exact income band, check your amount in your HFE letter.

1. First-timer couple, $8,000 a month, 4-room resale flat, parents 2 km away

CPF Housing Grant $80,000 + Proximity Housing Grant $20,000 + an EHG amount based on their income band (they are under the $9,000 ceiling).

At least $100,000, plus the EHG

2. The same couple buying a 4-room BTO flat instead

Only the EHG applies to new flats. The CPF Housing Grant and PHG are for resale flats only.

EHG only, up to $120,000 depending on income

3. First-timer couple, $12,500 a month, 5-room resale flat, parents far away

CPF Housing Grant $50,000 (under the $16,000 ceiling). No EHG, because their income is above $9,000. No PHG.

$50,000

4. Couple earning $17,000 a month, resale flat, living with parents

Above $16,000, so no CPF Housing Grant or EHG. The PHG has no income ceiling, so they may still get it. At this income they are also above the $16,000 ceiling for 4- and 5-room BTO flats, but resale flats have no income ceiling.

Up to $30,000 (PHG)

Other rules that affect your grants

  • Who can apply: you must be a Singapore Citizen, and families need at least one other Singapore Citizen or Permanent Resident in the application. You must be at least 21 (35 for singles).
  • Private property: you must not own private residential property, or have sold one in the last 30 months, to get these grants.
  • BTO income ceiling: $16,000 a month for 4- and 5-room BTO flats; 3-room flats are $16,000 or $8,000 depending on the project. Extended or multi-generation families may have a $24,000 ceiling.
  • Minimum occupation period (MOP): 5 years for Standard flats and 10 years for Plus and Prime flats, for new and resale flats.
  • Second-timers: other schemes, such as the Step-Up CPF Housing Grant, may apply. HDB's eligibility pages list them.

Common questions

Which grants can I use for a BTO flat, and which for a resale flat?

New flats get the EHG only. Resale flats can combine the CPF Housing Grant, the EHG and the PHG, if you qualify for each.

Do I receive the grant in cash?

No. HDB says the grant is used to offset the purchase price of the flat or to reduce the housing loan you need.

How do I find my exact grant amount?

Apply for an HDB Flat Eligibility (HFE) letter on the HDB Flat Portal. It tells you whether you can buy a new or resale flat and how much grant and HDB loan you are eligible for.

How long must I stay in the flat?

The minimum occupation period depends on the flat's classification: 5 years for Standard flats and 10 years for Plus and Prime flats. If you get the PHG for living with your parents or child, they must also live in the flat throughout that period.
